New tenants usually have high expectations of their new living environment. Diana Kabagabe, an interior designer shares renovations that will attract new tenants:

Shade a little light
Kabagabe says good lighting also adds on the beauty of rentals. Choose lighting that is bright but appropriate for the room.

“Soft lighting in the bedrooms, bright lighting in the kitchen and you have to clean out lighting equipment, change bulbs, and update the fixtures if they’re broken,” she says.
Kabagabe says you must hire an expert in match and mix of colours to make sure that you do not have a dull work, colours must be allied with the furniture and curtains.

Repair your floors
Kabagabe says a new floor is a large investment and it can transform the look of a home. This can either be a transformation from stained carpet, tiles, to completely new flooring.
“If you cannot afford to install new floors, repair the old ones when you can. Stained carpets can be cleaned and if you need to focus on a single room, the kitchen and bathroom are the places to start with when upgrading because they are the most problematic areas,” she explains.
Kabagabe says the cheapest improvement you can make on a rental property is simply cleaning it immediately after the old tenants moves out, make sure that you welcome potential tenants into a home that has been thoroughly cleaned. “You can hire a vacuuming company to go through the home and remove spider webs, wipe down walls, and deep clean the house entirely. This makes a home much more welcoming and adds to the price that tenants are willing to pay,” she says.

Focus on landscaping
While renovating the front yard, you can install a new sidewalk or add landscaping trees, you can trim these tress if not removing them to make the place more charming because in most cases, outgrown trees make the compound to look disorderly.
“You can add decorative touches, such as hanging baskets and potted plants near the front door. This gives a hospitable feel to your rental property, plants not only make the place to look charming but also keeps the environment calm,” she says.

Front entrance repair
Kabagabe says the landscape goes along with the front door of your rentals .The front door is the first place that tenants interact with and if there is damage like sticky door handles with scratches, this can give your tenants an impression that the property is not well cared for.
“You have to make sure your welcoming area is on point, great first impression by replacing an old front door with a new one, repainting the old one, or adding a new handle or side panel are the first eye catch for the new client,” she says.

She adds that doors tend to get damaged at rental properties but managers either ignore these damaged items or cover it up with some touch-up paint.
