The changing face of Mukono district

Thirty minutes is enough time to drive from Kampala to Mukono Town without traffic jam through Jinja Road. Mukono can also be accessed through Kayunga from Gayaza trading centre through Kalagi.
When you take a walk through Mukono town starting from Jobiah Hotel stage, it is evident that the town is developing at a fast pace. While there are a number of completed buildings, at some point, you will lose count of commercial buildings that are under construction. And while there are a number of businesses such as supermarkets, boutiques, household item shops and financial institutions, health facilities and hotels, fuel stations in Mukono also exist in abundance.
According to Yusuf Miya, a businessman, about 10 years ago, Mukono was a district that never had storeyed buildings. The bungalow houses that existed were scattered. But with emergence of institutions such as Uganda Christian University (UCU), it greatly created demand for housing facilities for students in form of hostels, with some of them located just a few metres off the main road.
Good Matovu, a resident of Mukono says since Mukono achieved municipality status, it attracted a number of investors into the place who focused on buying land within Mukono town to set up commercial buildings.
Social amenities
Some of the social amenities around and within Mukono include International Medical Centre in Mukono town, schools like Global Junior School Mukono, Mt. St Henry’s High School Mukono, Seroma Christian High School, among others. The place also has enough security as the Uganda Police, Mukono branch is in the vicinity.
Solomy Nduhukire Kyalirizo, a physical planner with one of the companies that deals in real estate within Mukono says the cost of land within Mukono municipality differs from that sold out of the municipality in a distance of approximately seven kilometers.
“The further you go out of town, the lower the cost of land because in town. It is expensive in town because the buyers use it for a number of businesses purposes,” Nduhukire says.
Land and rent
A 50 by 100 feet plot of land costs Shs13m while 100 by 100 feet plot of land in the same estate costs Shs26m.
Nduhukire also observes that the recent construction of Kayunga Road, development of industries such as Tian Tang and construction of apartments explains why the place is developing at a fast pace, which has attracted many people to settle in Mukono.
Miya shares that to rent a double self-contained house in Mukono, you need to part with between Shs150,000 to Shs200,000. He also adds that because Mukono still has a lot of vacant land for investment, it attracts land buyers.
